Blocked gutters cause more than just a leak

For a commercial property, a neglected rainwater system isn't a cosmetic issue β€” it's a building risk, an operational risk, and increasingly a liability risk.

Damage to your building

Overflowing gutters drive water down walls, behind fascias and into the building fabric, leading to damp patches, rotten timber, blown render, frost damage and internal staining. The repair bill almost always dwarfs the cost of a routine clean.

Disruption to your operations

Internal leaks during heavy rain mean buckets in classrooms, closed sections of office floor, soaked retail stock, slipped service standards, and unhappy tenants. Reactive call-outs always cost more β€” and disrupt more β€” than scheduled maintenance.

Slip and compliance risks

Water cascading from blocked gutters onto pavements and entrance ways creates clear slip hazards. Where the property is insured, neglected maintenance can also affect cover. Routine gutter records form part of a proper PPM regime.

Every commercial visit, the same standard

Our commercial gutter service is built around evidence. You see what we found, what we did, and what we're flagging for the future.

  • βœ“
    Pre-clean inspection

We assess gutter condition, identify blockages, and note any defects before starting. You get a clear picture of what we're working with.

  • βœ“
    Ground-based vacuum clearance

SkyVac-style equipment reaches up to four storeys from ground level. No ladders or scaffolding for the majority of buildings, which means lower risk and less disruption.

  • βœ“
    Downpipe flush and verification

We don't just clear the gutter β€” we confirm water is flowing freely all the way to the drainage system, so hidden blockages don't catch you out at the next storm.

  • βœ“
    Photographic before and after evidence

Supplied as part of every commercial visit. Useful for your maintenance records, insurer audits and tenant reporting.

  • βœ“
    Defects report

Loose brackets, leaking joints, sagging sections, damaged outlets β€” anything we spot is flagged with photos and a recommendation, so nothing comes back as a surprise.

  • βœ“
    Clean site, no mess

All debris bagged and removed. Your site is left exactly as we found it.

Take gutter maintenance off your to-do list

For most commercial properties we recommend two visits a year β€” typically autumn after leaf fall and spring after the winter. Sites with heavy tree cover, food production, or known problem rooflines may need more frequent attendance. We agree the schedule with you up front, then we just turn up and get it done.

Scheduled visits, agreed in advance

You'll know when we're coming. We work around your operating hours, school holidays, or your tenants' peak periods.

Single point of contact

No call-centre. You deal with the owner of the business directly. Quotes, queries and reports come from one person.

Documentation for your records

Each visit produces photos, a defects report and a clean confirmation, all sent by email. Perfect for compliance files and audit trails.

Reactive cover between visits

If something goes wrong outside the scheduled programme β€” a storm, a sudden blockage, an internal leak β€” PPM customers get priority response.

Multi-site portfolios welcome

Whether it's a school estate, a chain of branches, or a managed property portfolio, we'll route the work efficiently and invoice consolidated where it helps.

PPM-only pricing

Scheduled customers pay less per visit than ad-hoc clients, with prices locked for the contract term. No surprise increases mid-year.

Common questions from commercial customers

How quickly can you attend after a quote is accepted?
For one-off and reactive work, we can typically attend within 3 to 5 working days, often sooner. For emergency situations where water is entering the building, we aim to attend the same or next working day. Planned maintenance visits are scheduled in advance at a time that suits your site.
Do you provide Risk Assessments and Method Statements (RAMS)?
Yes. RAMS specific to your site are supplied on request before attendance. We can also complete contractor pre-qualification questionnaires (PQQs) and any contractor induction processes your site requires.
What insurance cover do you carry?
Full public liability insurance. A copy of the current certificate is supplied on request as part of quoting or onboarding for any commercial customer.
Can you work outside our operating hours?
Yes. We regularly attend retail, hospitality and office premises early morning, evening or at weekends to avoid disrupting trade or the working day. There is sometimes a modest out-of-hours premium, which is quoted up front.
Do you handle multi-site portfolios?
Yes. Whether you have three branches or thirty managed properties, we'll route the visits efficiently, supply consolidated reporting and invoicing where it helps your accounts process, and provide a single point of contact across the portfolio.
What if you can't clean from the ground?
Around 90% of buildings up to four storeys can be cleaned safely using ground-based SkyVac-style equipment. Where height, access or roof complexity makes that impossible, we'll quote for the appropriate access method β€” typically a MEWP or specialist access β€” and you'll see those costs clearly in the written quote.
What payment terms do you offer?
For commercial customers we offer net 30 day terms from invoice date. PPM contracts can be billed per visit or quarterly in arrears, depending on which suits your accounts process.
What happens if we find an issue between scheduled visits?
PPM customers get priority response between visits at no extra call-out charge. Where remedial work is needed beyond standard clearance, we'll quote it before attending so there are no surprises.
